Mortenson close to breaking ground on Discovery Square 2

Mortenson announced this week that construction of Discovery Square 2 is scheduled to begin later this month.

The five-story, 125,000 square-foot facility will be built adjacent to Mortenson’s first Discovery Square building, which opened in 2019.

Like with One Discovery Square, the goal of this second building will be to create an environment that encourages collaboration between researchers, educators, students, clinicians, and entrepreneurs.

At this point, however, Mortenson has not announced the names of any potential tenants for DS2 — though any company that moves in will likely have a connection to health care or medical technology.

Tenants of One Discovery Square include the medical-focused University of Minnesota Rochester, Boston Scientific, and the health software company Epic. Mayo Clinic also has space in the building.

Mortenson expects the $45 million project to be completed in mid-2022. The developer has already received $7.3 million in tax increment financing (TIF) from the city as part of the Destination Medical Center initiative.
